Overview

This technician supports electro-mechanical operations and facilities maintenance of all electro-mechanical support systems inside the Data Centers. The Critical Facilities Maintenance Technician is responsible for supporting auxiliary power, cooling, electrical, heating, mechanical and fire/life safety equipment. This requires continuous monitoring of high voltage electrical equipment (I.E. breakers, generators, switchgear, transfer switches, substations and UPS systems) using advanced control monitoring systems, planned preventative maintenance systems and emergency equipment. The technician serves as a technical monitor support to Data Center Computer, Information, Operations management, interacting with IT and Network support teams, and any third-party vendors, contractors or service providers. They are expected to be a singular point of contact for all critical DC electromechanical facility operations systems

Responsibilities

1. Responsible for the effective performance of assigned critical facility maintenance functions.

 

a. Assists in the monitoring of the cooling-heating, electrical systems, safety and security systems for Data Center equipment performance.

 

b. Assists in the identification of any abnormal operations in any of the mission critical support systems and recommendations for corrective measures, upgrades, and repairs. Submits work orders for the corrective maintenance work to be performed.

 

c. Responsible for tracking and recording system efficiencies, performance, alarms, and maintenance on a computerized maintenance repair management system. Accurately records non-standard conditions, work order completion, and condition equipment status.

 

d. Assists in updating the auxiliary power, electrical system controls maximizing their efficiency and detailing the operating parameters as needed to accommodate improvements in the facility operations or to correct identified problems/inefficiencies

 

e. Assists in the ongoing review of operations, facility equipment, systems monitoring. Establishes and maintains HVAC, UPS, Generator, Instrumentation operating parameters.

 

f. Supports minor preventative maintenance work on facility support equipment (e.g. HVAC controls, pumps, gates, package air conditioning units, lights, UPS systems etc.).

 

g. Responds to all emergency events, 24 hours a day 7 days a week, 365 days a year, guiding preventative and predictive maintenance ensuring all necessary systems are protected, sustained for both IT operations and critical IT facility Data systems.

 

h. Reviews scheduled cleaning work such as emptying wastebaskets, vacuuming, dusting, window washing, etc.

 

i. Performs and arranges scheduled preventative maintenance and cleaning. Maintains all electro-mechanical equipment that is associated with the Data Center. Conducts inspections and tests and maintains logs and records reflecting results. Visits each designated Data Center facility at least weekly to determine maintenance needs.

 

j. Conducts quarterly walkthroughs of Data Center locations to meet safety and maintenance requirements for inspection.

 

k. Coordinates maintenance activities with Data Center manager to ensure that buildings are maintained, clean, and secure.

 

l. Performs maintenance on all door locks, card readers, pin pads, door closers etc. with Physical Security.

 

m. Performs minor building and furniture modifications or repairs involving carpentry, painting, wiring, and overhauling.

 

n. Coordinates and assists with outside service and repair work. Hires vendors and service providers as assigned. Follows-up on work reviews and ensures that outside services are efficiently completed.

o. Completes purchase orders for supplies as requested


p. Completes assigned maintenance functions in accordance with established policies and procedures, ADA regulations, and OSHA regulations.

 

2. Responsible for establishing and maintaining effective communication, coordination, and working relationships with Credit Union personnel, management, vendors, and service providers.

 

a. Assists Credit Union personnel as needed.

 

b. Keeps management informed of area activities, any significant problems or maintenance concerns.

 

c. Attends and participates in meetings as required. Completes required records and reports.

 

d. Assists vendors and service providers as needed. Monitors vendors’ performance.

 

e. Oversees all landscaping, snow removal, HVAC / electro-mechanical equipment, janitorial, etc. with vendors.

 

f. Provides related information, advice, and suggestions to Credit Union personnel as requested.

 

3. Responsible for related duties required or assigned.

 

a. Performs miscellaneous and specially requested tasks such as assisting other personnel in rearranging furniture, cleaning and storing equipment, and other jobs as assigned.

 

b. Assists in set-up of new equipment.

 

c. Completes assigned training and certifications.

 

d. First responders in case of emergency.

 

e. Coordinates multiple preventive maintenance projects.

 

f. Assists in the refurbish process of assigned buildings.

Qualifications

Training/Education/Certification:

 

• AS degree or Trade School certification in electrical, HVAC mechanical systems and/or equivalent 5 years of field experience in HVAC systems, electrical controls and DC facilities management.


• Certification in Data Center FM or Critical Systems is preferred, or equivalent facilities management experience.


• Driver’s License


• Bondable

 

Required Knowledge:


• Facilities operations experience in both CRAC or HVAC controls and aspects of auxiliary power systems. Must have demonstratable hand on skills in electrical, mechanical, controls and HVAC systems. Knowledge of Data Center IT Systems, Servers, Data Floor support configuration.


• Programming knowledge of PLCs and Building Management software systems.


• Must have ability to work with computer systems, monitor and understand displays, adjustments and make updates or modifications to mission critical building management and safety systems. Good general typing skills, 23-30 WPM minimum.


• Conversant in Microsoft Outlook, JCI Metasys Controls, Spreadsheets or equivalent software front end control packages.


• Basic understanding of OSHA and ADA requirements.

 

Experience Required:

 

• 3-5 years of facilities operations and/or project coordination performed, preferably within a data center or equivalent. Has previous experience with remodel and refurbish type work. Managed multiple projects at the same time.
