Overview

Directly responsible for maintaining, installing, and inspecting HVAC systems and associated utilities, electrical and mechanical equipment within our campus buildings, branches, and lease spaces. Performs preventative maintenance, makes repairs, periodic filter and belt replacements, cleaning, and monitoring systems. Coordinates and supports outside service personnel and contractors as required. Reports major repairs and maintenance needs. Verifies refrigerant charges, oil levels, refrigerant filter conditions, replaces or recharge as necessary. Repairs elements of equipment curbs, roofs, piping, lighting, wiring etc. that require repairs. Soldering and or repairing of copper or other HVAC piping.

 

Oversees multiple preventative maintenance and non-routine projects, including but not limited to boilers, air handles, blower, fans, chillers, cooling towers, split systems etc. Assist with all refurbishes, remodels, and new construction scheduling or equipment start up. Conducts safety, HVAC equipment training as required.

 

The pay range for this position is roughly $29-$35 per hour. 

Responsibilities

1. Assumes responsibility for the effective performance of assigned HVAC maintenance functions.


• Operates HVAC building equipment, supporting heating cooling systems to maintain proper heating, cooling, power, water quality, plumbing, etc. at all times. Assists outside service contractors in checking, maintaining, and repairing building
• Performs scheduled preventative maintenance on all filter changes, belt changes, and coil or tower cleaning. Coordinates and supports water quality testing/treatment, boiler, air handler, or chiller periodic service contractors.
• May perform or arrange selected scheduled preventative maintenance and cleaning. Maintains all equipment that is associated with the building. Conducts inspections and tests and maintains logs and records reflecting results. Visits each designated building at least twice weekly to confirm HVAC general system conditions. Daily monitoring of overall heating/cooling system status.
• Conducts quarterly walkthroughs and inspections of building equipment by location to confirm safety, status of filters, system performance and quality of service work by outside contractors and service companies.
• Coordinates maintenance activities with department managers to ensure that buildings are not only clean and secure, but work is scheduled at hours not to interfere with the operation of the various branches or departments served.
• Performs minor building and HVAC system modifications.
• Coordinates and assists with outside service and repair work. As directed, hires vendors and service providers. Follows-up on work, reviews and ensures that outside services are both efficiently completed and on schedule.
• Completes purchase requisitions for supplies or proposals for service as requested.
• Submits insurance claim documents for building damage when necessary.
• Provides 24-hour on-call service as assigned (Weekend coverage will be included).
• Completes assigned maintenance functions in accordance with established policies and procedures, EPA, NFPA, ASHRAE guidelines, and OSHA regulations.


2. Assumes responsibility for establishing and maintaining effective communication, coordination, and working relationships with Credit Union personnel, management, vendors, and service providers.


• Assists Credit Union personnel as needed.
• Keeps management informed of area activities, any significant problems or maintenance concerns.
• Attends and participates in meetings as required. Completes required records and reports.
• Assists vendors and service providers as needed. Monitors vendors’ performance.
• Provides related information, advice, and suggestions to Credit Union personnel as requested.


3. Assumes responsibility for related duties as required or assigned.


• Performs miscellaneous and specially requested tasks such as assisting other maintenance personnel.
• Completes assigned training and certifications.
• First responder to campus buildings and branches in case of emergency.
• Coordinates multiple preventive maintenance projects.
• Assists in the refurbish process of assigned buildings and branches.

Qualifications

Training/Education/Certification:

• HVAC certification, 5+ years training or equivalent field experience is required
• Valid Regional Driver's License.
• Forklift Certification or ability to obtain such within 3 months of hire.
• EPA CFC 608 Certification or ability to obtain such within 6 months of hire.
• High school graduate or

Required Knowledge:

• Knowledge and understanding of HVAC systems function.
• Knowledge with controls, electrical, piping, plumbing, soldering, welding, and maintenance procedures as it relates to the systems.
• Basic understanding of electro-mechanical and design drawings/plans
• Microsoft Word, Outlook, Excel, and basic computer functions.
• Basic understanding of OSHA and NFPA
