Overview

Accountable for the prompt and accurate review of mortgage loan applications received through branch, phone, and online channels. Ensures applications comply with secondary investor guidelines and verifies that mortgage systems accurately reflect transaction-specific details. Maintains timely communication with members and industry professionals, providing relevant updates on transactions. Oversees efficient and effective loan application pipeline management, conducting all interactions with members, realtors, and builders with the utmost professionalism. Possesses comprehensive knowledge of all mortgage loan programs including Home Equity products and performs lending operations in compliance with applicable regulations. Supports branch and departmental staff by promoting Credit Union goals and objectives, including mentoring and training team members.

Responsibilities

1. Assumes responsibility for the effective and professional completion of assigned loan origination functions.


a. Demonstrates comprehensive knowledge of mortgage loan products offered, including standard secondary market loan programs, expanded criteria loans, Home Equity loans, and In-house lending programs.
b. Maintains a thorough understanding of mortgage origination software systems relevant to the role.
c. Conducts interviews, pre-qualifications, and completes application documents while analyzing preliminary loan request documentation. Engages with members promptly to discuss loan options, credit criteria, interest rates, and required documentation. Clearly explains the mortgage process, expected timelines, and interest rate lock-in procedures, ensuring mutual understanding and positive member experiences. Maintains regular contact at specified intervals throughout the application process.
d. Resolves loans referred by Underwriting or the Automated Underwriting System by completing necessary follow-up work to achieve conditional approval within established timeframes.
e. Communicates promptly with realtors or builders to discuss transaction details, fostering mutual understanding and encouraging future business opportunities. Maintains regular contact as applications progress.
f. Inputs additional details into Credit Union and mortgage processing systems, ensuring all interactions with members, realtors, or builders are documented and updated accurately to reflect loan progression.


2. Assumes responsibility for achieving loan production, quality and service standards as established.


a. Demonstrates a thorough understanding of the production, quality, and service expectations associated with the role.
b. Consistently meets quality standards for initial application submissions and fulfills member and realtor service expectations.
c. Attains and sustains a level of proficiency that aligns with the position’s performance requirements.


3. Ensures the establishment and maintenance of effective and professional relationships with members, realtors, builders, and other industry professionals.


a. Responds to inquiries and requests promptly and courteously, addressing questions and resolving issues attentively.
b. Advises members on money management and financial matters related to mortgage lending.
c. Provides timely and relevant updates to all involved parties throughout the loan process.
d. Ensures members, realtors, and builders are well-informed about Credit Union policies and procedures. Notifies members promptly of any additional required information.
e. Upholds the Credit Union's professional image by maintaining a clean, organized, and secure workspace and adhering to the Credit Union/Department dress code.
f. Stays informed about changes and trends in the local real estate market and competitive lending environment.
g. Adheres to deadlines for lock expirations, settlement/closing dates, and funding timelines.


4. Assumes responsibility for fostering effective communication and collaboration with colleagues, Credit Union personnel and management.


a. Coordinates activities with related departments and branches, offering support as necessary.
b. Serves as an integral member of the Mortgage Department.
c. Keeps management apprised of departmental activities and promptly reports any significant issues.
d. Actively participates in meetings and committees as required.
e. Prepares and submits records and reports accurately and in a timely manner.
f. Exhibits strong leadership abilities by providing mentorship and sharing mortgage expertise with colleagues.
g. Collaborates effectively with processing, underwriting, and closing teams to ensure seamless operations.


5. Establishes compliance with all applicable policies, procedures, laws and regulations.


a. Executes lending operations in full compliance with applicable federal and state mortgage regulations, NCUA standards, and established Credit Union policies. Remains informed of changes to relevant regulations and requirements.
b. Effectively promotes and cross-sells Credit Union services in a professional manner.
c. Completes special projects as directed.
d. Remains updated on relevant regulatory changes.

 

Operates within a pay-for-performance compensation model, including base pay and incentive pay, with a focus on serving members and promoting relevant products and services to meet performance goals.


1. Lending functions are conducted efficiently and in compliance with established Credit Union policies, as well as legal and regulatory standards.
2. Strong business relationships are maintained with members and industry professionals. Programs and services are thoroughly explained, with questions answered courteously or appropriately referred.
3. Loan documentation, files, and related reports are consistently accurate, complete, and submitted on time. Weekly and monthly reports are delivered as scheduled.
4. Loan applications and associated financial data are carefully analyzed and evaluated for accuracy and viability.
5. The loan pipeline is managed effectively and efficiently, ensuring high-quality outcomes.
6. Positive and proactive working relationships are maintained with Credit Union staff and management. Assistance is provided as needed, and management is kept appropriately informed.
7. Production, quality, and service expectations are consistently met or exceeded.

Qualifications

Training/Education/Certification:


· Bachelor’s degree in Business or a related field, plus 3+ years of experience in mortgage loan origination and processing; or an equivalent combination of education and relevant experience.
· Qualifies under Federal and State standards for licensing.


Required Knowledge:


· Understanding of the foundation of determining credit worthiness and borrower qualification.
· Fluent in all mortgage loan programs offered by the Credit Union.
· Knowledge of Credit Union loan policies, products, procedures, processing, secondary market and underwriting guidelines.
· Familiarity with title reports, insurance, and appraisals.
· Knowledge of Mortgage Investor selling guidelines and requirements.
· Proficient with all loan origination and secondary market systems.


Experience Required:


· One to two years of mortgage loan originating experience.
· One to two years of related mortgage loan processing experience.
· Real estate background helpful.
